Root And then there was s-off

I went down this road last year w/the T-Mobile M8.
Being one not too tech savvy/new to the game,I was a basket case >>>>>>>>> ASK EarlyMon :D
(Still am,not as bad,perhaps,we'll see ;) ).
One of the reasons I opted for the Dev Edition this time around,not as many hoops to jump through,but,S-Off is still needed,as you've no doubt checked on your handset.(Read somewhere that only 3 of 47 partitions are unlocked on the DevEdition).
I bought SUNSHINE S-Off for the M8,not sure if I need to do so again w/the M9 variant.
Happy to do so again once the time comes around.
For now,I'd be happy w/root,AD Blocker & unleashing BOOMSOUND/DOLBY to the next level.

OK,I got as far as attempting to flash a recovery (TWRP) & got this:
FAILED <remote: cannot flash this partition in s-on state>

I have the dev edition M9,seems I've got the order of operation wrong.
Just want to verify:
1) Install recovery
2) Flash SuperSU
3) Run SUNSHINE 3.1

AFAICT,seems the order is right,from the various guides I've checked,wondering why I'm seeing the s-on error.

Now make a nandroid backup of your stock, unrooted system.
2) Flash SuperSU
3) Run SUNSHINE 3.1
Fixed that part for you.

Got a full back-up w/this version of TWRP
Flashing was a little different,standard fastboot commands,but,had to execute the recovery flash in download mode.
Here's a very nice video tutorial,From A to Z,except for one IMPORTANT detail,as EarlyMon reminded me:

STOP EVERYTHING AFTER FLASHING THE RECOVERY (The 17:00 minute mark of the video).....
& PERFORM A BACK-UP OF YOUR STOCK ROM!

A pre-requisite for all of this is to unlock the bootloader,as the video tutorial shows.
Some wish to unlock w/o the HTC DEV tool,but,it has to be unlocked.

Then proceed to root & S-Off

All guides & mods,feel free to edit as deemed appropriate,especially if something above is off/can lead to unwanted consequences (bricking).
Anyone else see something in error here,feel free to PM me & I'll make the necessary revisions.
