you don't even need S-OFF to root and debloat your system. assuming you have the newest hboot(1.45.0013), you just need to unlock your bootloader with the official HTC tool. but yes, this WILL factory reset the device.
once your bootloader is unlooked, you can use ClockworkMod recovery to flash Superuser, and then you will have root access on the stock ROM, and be free to freeze/uninstall bloat, etc.
there is a chance this device won't see any more updates, so that might not be an issue, but if it does, i personally always flash back to pure stock to do the update. one way or another you have to unroot to do official updates.
