Here's some threads in the all-thing-root-eris forum that discuss un-rooting:

As far as the new (refurbed?) phones from VZW, many are getting 1.49 S-OFF versions of HBOOT that is "difficult" to root (there are folks working on this as we speak, but its still a pretty tricky effort). Look around the main Eris forum for 2.1 root leak threads and you'll see what I mean. Don't know what HBOOT version a truly new phone from VZW these days has (this is the key to determine rooting). If you happen to get a version 1.47 HBOOT phone, its much easier to root the "traditional" way. Good luck.

if i just turn my phone in rooted, the first time he looked at it he was going to exchange it then but i said no because i needed to save some stuff first. if i go ahead and exchange it rooted what would happen. could they come back later and charge me for a new phone since i voided the warranty.

I think that's the scenario...rooting means voiding your warranty. When I rooted, I was fully prepared to have to return to my old flip-phone  and thankfully have not had to (knock on wood).

I haven't read through all of the links above, but I think that's why most folks unroot. Maybe someone else with firsthand experience will also reply regarding this.
