Help Power button playing up

Rooted?

Could be debris under the physical button.
Could be something physically wrong with the circuit board.
Phone case? Remove it.
Screen protector? May potentially interfere (probably rare but worth a mention)
Could be a rogue app.

Things to do?

Factory reset. Could potentially be a software issue
Warranty the unit. Certainly you have some form of insurance?
Take it apart yourself if you're handy.

Strange as contacted HTC repairs yesterday and was advised to send it in but it didn't play up once yesterday. Today however it has been a nightmare and I couldn't even turn it off earlier.
Phone is not rooted and makes no difference with case or screen saver on or off. I have deleted every app that I can do without although have yet to find the time for a reset so I guess that's my next step before sending it off to HTC as I don't fancy trying to strip it apart with my clumsy great sausage fingers.

Bit of an update on this as I actually stopped using the phone and as I wasn't under contract I got myself an iPhone 6+. I stumbled across the htc the other day and thought that I had better have a go at fixing it as I could no longer even turn it on. I ordered a new switch and set about undoing all of the screws, started to peel off the sticker covering the battery and it switched on and started working again. I messed around with it for a few days until it stopped working again so peeled off the sticker and it started working again. I have now left the sticker off and it works fine but the switch stops working if I press the top part of where the sticker covers and then works again as soon as I release pressure.
Anyone seen this problem before, I am certainly not going to attempt a battery change as it looks like a complete ball ache to do and as long as I keep the sticker off then there is no pressure and it works perfectly.
