Problem with "Update and Sync"

Greetings:
I have and HTC Desire Z. It has lately started accumulating a list of applications in the "Update and Sync" listing that, when I select the option to update, it turns out that all I can do is either un-install or open the app. It does not offer an update option and I cannot seem to remove it from the "Update" listing.

Anyone else seen this? Any idea how to resolve it?

Do you have apps set to "auto update"?
