1. Download ROM
2. Download GApps
3. Place both on sd card
4. Reboot into Recovery
5. WIPE, WIPE, WIPE (data, system, cache, sd-ext, and dalvik cache)
6. Install JellyBelly.zip
7. Install GApps
8. Install A2SD (if desired and if you have an sd-ext partition)-if no sd-ext partition DON'T FLASH
9. Reboot
10. Enjoy CyanogenMod 10 (unofficial) at it's finest

A2SD INSTRUCTIONS: Thanks drob311 and Halrulez!!!!
1. Get a properly formatted sd-ext partition. (Do not move on until you have done this. This OP is already too crowded, search it if you don't know.)
2. Reboot into recovery
3. Wipe dalvik cache
3. Go into Mounts & Formats
4. Cache should already be mounted... make sure. Then mount data and system also. sd-ext should also be mounted already.
5. Flash DarkTremor's a2sd zip (above)
6. Reboot
7. Check to make sure it worked (go into Titanium Backup and if there is an a2sd partition at the bottom it worked)
8. If not, go into terminal
9. Type-> su -> hit enter->hit "allow"
10. Type-> a2sd reinstall-> hit enter
11. Wait until it reboots. If this doesn't work, start over and do it again the right way.
